Land use and transformation in urban structure of the district of La Victoria, Lima, Perú

Abstract
The district of La Victoria, located in Metropolitan Lima (Peru), experienced a rapid demographic and urban growth between the 1940s and the 1970s due to its central location; it became an ideal space for commercial development. However, the lack of planning and implementing public policies on housing and urban development, as well as an increasing industrial and commercial pressure, made it less attractive as a residential area. This resulted in a steady decline in the district's residents since the 1980s until today. In this paper, we explain the zoning transformations of the district by analyzing the evolution of both the land use and the tariff value of the land. We argue that there is a direct relationship between commercial pressure and a decreasing resident population in La Victoria district.
